In spite of the energy efficiency, the building costs of 4D are similiar to the costs of comparable office and residential buildings with a much higher energy consumption.
The extra costs of the efficient building envelope and the heat recovery are compensated by lower costs of installations and interior completion.
But with a new financing model, energy efficient building could be even more economy efficient too - or would leave room for the financing of more energy efficiency. At the same time, this would secure optimate energy efficient operation of the engineering services.
The idea is to let an ESCO*) own as well as operate the engineering services, paid by a monthly fee from the users of the buildning. The fee will be set-off by lower energy expenses, thereby causing no extra costs for the consumers.
There are two major advantages by this model:
- The building will be ”cheaper” in the sense that the market price will be lower, thereby providing the economical surplus to finance possible extra expenses by sustainable building
- The ESCO will have the necessary incentive and skills to ensure energy efficient service; the advanced systems requires a well educated and qualified staff in order to work properly.
